• Prepare a program for the total project and establish a total time scale which is compatible with the Client requirements.
  • Advise the Client on the Term of Reference of the design team.
  • Assist the Client in obtaining basic approvals necessary from Local Authorities.
  • Ensure that Preliminary architectural and engineering drawings are prepared for the purpose of planning approvals and establishment of budgets.
  • Establish with the Client the contract strategy to be adopted and general procedures for selection and appointment of Contractors and specialist Sub – Contractors, including the form of tendering, form of contract, timing of appointments and terms of payment.
  • Set up a management structure for the project with clear procedures for communication to all participating parties and clear definition of interfaces between contributing members. Define the responsibilities of all parties and manage them to carry out their task efficiently.
  • Establish systems to continuously the monitor actual cost against the budget to provide the control information required by the Client. Produce and update cash flow requirement.
  • Evaluate tenders received and make recommendations to the Client regarding the appointment of main and Sub-Contractor.
  • Advise the Contractor of program procedures and requirements. Arrange for all necessary feedback required and set out reporting procedures regarding progress. Ensure that potential delays are fully reported.
  • Set up regular progress meetings with Designers, Contractor Sub-Contractors and Suppliers and attend and chair such meetings as necessary.
  • Ensure that construction works are carried out in accordance with the specifications and that quality control and quality assurance procedures, testing and other performance criteria are maintained as set out in the contract document.
  • Identify with the Contractor problem, anticipate problems and take such measures as are necessary to resolve these to the best advantage of the Client.
  • Issue on the Client’s behalf all certificate required under the conditions of contract.
  • Ensure that all final are dealt with in accordance with the contract conditions and that any claims are settled.
  • Monitor the works the defects liability period and inspect at the expiration of the time. Release retentions on completion of any remedial work and issue all necessary certificates in accordance with condition of contract.
